The Cottonwood St Feasibility Study explored the mixed-use development potential of a site located in the Railtown district of Nelson.
With housing in high demand in Nelson, 5 spatial programming options were developed exploring differing levels of density with Studio, 1 Bedroom, and 2 Bedroom options. The site’s connection to Cottonwood Park and the wider Railtown area was explored through the greater masterplan and the placement of commercial spaces and patios. The pedestrian and bicycle networks were integrated with the existing laneway, bridge and river that runs behind the site. The biggest hurdle with the high-density study was meeting the parking and unique site requirements; this was managed with shared parking, commercial spaces, and by encouraging environmentally friendly modes of transportation like walking and cycling.
